This addendum is mandatory for any property built before 1978. The Lead-Based Paint Disclosure Addendum must be (1) signed by the Purchaser(s) and selling broker/agent on or before the date of the Sales Contract and (2) submitted with the Sales Contract for any property built before 1978. The addendum will be signed by the Seller (HUD) at the time of Sales Contract execution. Sales Contracts without this Addendum will not be accepted. This Addendum survives the closing of the sale.

Pre-Qualification Letter from Mortgage Lender
A pre-qualification letter is required when submitting a completed contract package, after your bid has been acknowledged as an acceptable bid. Pre-qualification means a loan application has been made and a preliminary loan commitment has been obtained from a recognized mortgage lender who states that a Credit Report has been performed and reviewed. Furthermore, the letter must state that on the basis of this review, the mortgage financing for a specified dollar amount sufficient to purchase the property should be available.
